Joe Wagner - CEO

Joe Wagner is the primary principal of Greywolf Partners, and as CEO directs the long-term and short-term business strategies, including asset management, property management, brokerage, facilities management, and investor relations. He manages relations with real estate principals and investors as well as financial institutions, helping owners structure quality and profitable investments.

Joe earned his bachelor of Business Administration degree in Finance and Investment banking and his Master's in Real Estate from the University of Wisconsin-Madison. He is a member of the Wisconsin Real Estate Alumni Association (WREAA), NAIOP, the Commercial Real Estate Development Association, and Commercial Association of Realtors (CAR). He is also licensed as a Wisconsin Broker and has experience in the many facets of real estate including acquisitions, dispositions, property management, asset management, leasing, development and financing.

Joe's 23 plus years of experience in commercial real estate contributes to his teams' unique qualifications to manage a variety of real estate assets.

Today Greywolf Partners manages approximately 3.0 million square feet of office, industrial, and retail projects as well as over 1,000 residential, and over 300 senior living units.

Marilyn Herzberg CPM, CCIM - Director

Marilyn Herzberg is the Director of Asset and Property Management, responsible for coordinating the activities of the marketing, leasing, engineering and management teams for Greywolf's portfolio of commercial and residential property managed.

Prior to joining Greywolf Partners, Marilyn worked as Senior Property Manager for a Midwest real estate firm, where she provided leadership for the property management of a portfolio of Wisconsin and Minnesota assets. Previously, Marilyn oversaw the management and leasing team involved in a 400,000 square foot office park and managed an additional 750,000 square feet of industrial and medical office space in the Milwaukee, Detroit and Toronto markets. With over 23 years of property management experience, she has also held high level property and project management positions with reginal and national real estate firms BASE Real Estate Services, Grubb & Ellis, CB Richard Ellis and Stuart Building Corporation. Marilyn has managed a portfolio of over 3,500,000 square feet of Class A office space including budgeted NOI of over $15 million; has managed as court appointed receiver; and managed a 500,000 square foot multi-tenant office project through a $65 million redevelopment.

Holding real estate licenses in Wisconsin and Minnesota, Marilyn has served as President of the Building Owners and Managers Association of Wisconsin (BOMA), and has served terms on the national Board of Directors for the National Network of Commercial Real Estate Women (NNCREW) and the Minneapolis Building Owners and Managers Association. She is also a member of the Commercial Association of Realtors (CAR), NAIOP, the Commercial Real Estate Development Association, and serves as a mentor in their mentoring program. She holds the designation of Certified Property Manager (CPM) and Certified Commercial Investment Member (CCIM) and is an instructor for the Associates in Commercial Real Estate (ACRE) program. Marilyn received a Bachelor's degree in Economics from the University of Wisconsin-Madison.

Mitch Ripley - Controller

Mitch joined Greywolf in October 2013 as Senior Accounting Manager and in 2015 became our Controller. Mitch oversees the accounting staff and all functions of the accounting department including Accounts Receivable, Accounts Payable, and all Property Accounting functions. With over 15 years of accounting experience, he is in charge of reviewing and approving financial statements and ensuring the accuracy and timeliness of the department's reporting. Mitch also participates in budgeting and forecasting for the portfolio of properties managed by Greywolf.

Prior to joining Greywolf Mitch ran an accounting office that provided full service accounting for various clients. He took a startup company of 10 employees and helped it grow into a company of 40 employees that directly accounted for $300 million in annual revenues.

Mitch is a graduate of the University of Wisconsin – LaCrosse.

In his spare time, Mitch enjoys golfing, softball, hiking and ice fishing.

Steve Pape - Director of Brokerage

Steve Pape is a partner and the director of brokerage for Greywolf Partners, Inc. He joined Greywolf in January 2011 to lead the newly created brokerage division. Under his direction, Greywolf Brokerage aims to maximize the value of clients' assets by focusing efforts on leasing available space and tenant retention initiatives. Pape is also dedicated to growing Greywolf's tenant representation capabilities, assisting clients in analyzing their current and future space requirements through detailed market research and sophisticated financial analyses.

With more than 10 years of experience in leasing, acquisitions, dispositions and development, he has developed strong relationships and gained significant market knowledge that has helped bolster the firm's already successful model.

Pape was most recently a partner at Inland Companies, where he led the office leasing team. He brokered more than $66 million in transactions in 2008 through 2010, leasing of 465,000 square feet of space during one of the most challenging markets in recent history. Pape has represented clients such as Principal Financial, Teachers Insurance, Zeller Realty and Steiner & Associates on the ownership side and M&I; Bank, Progressive Auto Insurance, Streetlinks and State Farm Insurance through tenant representation.

Pape received a Bachelor of Business Administration degree in real estate and urban land economics from the University of Wisconsin-Madison. He is a member of the Wisconsin Real Estate Alumni Association (WREAA) and Commercial Association of Realtors Wisconsin (CARW). He is active in fundraising for Children's Hospital of Wisconsin.

Dave Merrick - Senior Vice President

Dave Merrick serves as principal and head of Greywolf Partners development and acquisition business units. He is responsible for the overall performance of the business unit identifying new development and investment opportunities throughout the Midwest. Dave's duties include site identification, tenant procurement, due diligence, debt and equity financing, government entitlements and construction oversite.

A 23-year veteran of the commercial real estate industry, Dave has developed and leased over 3,000,000 square feet of office, medical office, retail and industrial space. His experience in commercial real estate contributes to his teams' unique qualifications to develop, own and manage a variety of real estate assets.

Dave earned his Bachelor's Degree in Economics from the University of Wisconsin-Madison and a Master's Degree in Urban Planning from the University of Wisconsin-Milwaukee. He serves as a board member for the Wisconsin Chapter of NAIOP, and is also active in the Commercial Association of Realtors Wisconsin (CARW). Dave is licensed as a Wisconsin Salesperson.

Darlene Personius, RPA - Senior Property Manager

As Senior Property Manager, Darlene is responsible for overseeing the management, marketing, leasing and engineering for the portfolio of Minnesota properties owned or managed by Greywolf Partners. These properties include Class A offices as well as industrial and mixed use buildings. This includes property in the Twin Cities, Waconia, Duluth, and Owatonna. Darlene also oversees the property managed in North Dakota.

During her 20 years of experience in real estate, Darlene has managed the day to day operations of up to 28 properties and managed portfolios as large as three million square feet. She has also managed properties with as many as 130 tenants in one building. Darlene has participated in the due diligence process, working with both the buyer and the seller. She was awarded Property Manager of the Year by Duke Realty Corporation.

Darlene has held the Real Estate Administrator (RPA) professional designation since 2004, and is a licensed Salesperson in the state of Minnesota. An active member of NAIOP, the Commercial Real Estate Development Association, Building Owners and Managers Association (BOMA) and the Institute of Real Estate Management (IREM), Darlene has become a major player in real estate, serving on many committees nationwide.

Susan Ipsarides - Residential Portfolio Manager

As Residential Portfolio Manager for Greywolf Partners, Susan oversees the daily operations for a mix of residential and commercial properties. Susan joined Greywolf in March of 2011, bringing 30 years of experience in residential property management to the team. Susan is currently overseeing the management of 821 residential units and supervising 400,000 square feet of office, industrial, and retail space.

Before joining the Greywolf team, Susan was the Milwaukee Portfolio Director for Minneapolis based StuartCo for over 20 years. Susan started her real estate career with Westbrook Management supervising a portfolio of six Section 8 family and senior communities and three market rate new construction projects scattered throughout Wisconsin. She also supervised a portfolio of properties for Wellston Properties prior to joining StuartCo. Susan's experience supervising all aspects of property operations broadens the base of experience within the growing Greywolf portfolio.

Susan is an active member in the real estate community. She is currently a board member for Milwaukee's Institute of Real Estate Management (IREM), on the board of the Apartment Owners and Managers Association (AOMA), and a member of the Apartment Association of South Eastern WI. Susan is also an eight-time recipient of the IREM Chapter 13 Associate of the year. Susan, from Cedarburg, Wisconsin, is married with 2 sons. She loves attending her son's sporting events, reading, and sunny vacations! She is also on the board of Cedarburg Wrestling Club.

Kevin R. Bale - Operations Manager

Kevin joined Greywolf in 2011, having over 25 years of engineering experience in multi-family and commercial properties. He oversees a combination of commercial and multi-family assets including more than 500,000 square feet of commercial space and over 400 multi-family units. Prior to joining Greywolf, Kevin oversaw the engineering for Stuart Corporation's Milwaukee portfolio, including over seven hundred multi-family units.

Kevin is responsible for the maintenance of a portfolio of properties in the Southeastern and Central part of Wisconsin. This includes maintenance, engineering, HVAC, contracting and budgeting.

Kevin is an active member of Milwaukee's Building Owners and Managers Association (BOMA) and the Apartment Owners and Managers Association of Wisconsin (AOMA). In 2012, Kevin was nominated for the BOMA Building Engineer of the Year award.

Kevin served in the US Army as a Lance Missile Crew Member until 1986. He has a Mechanical Engineering degree from Milwaukee School of Engineering and an Associate Degree in HVAC from Milwaukee Area Technical College. Kevin holds the EPA608 certification for refrigeration handling and is a Certified Pool Operator (CPO). In his spare time Kevin enjoys outdoor sports and hunting.

Andrea Webster - Property Manager

As a property manager for Greywolf Partners, Andrea started her career in Greywolf's Milwaukee office supervising a mixed portfolio of commercial real estate. Andrea currently oversees Greywolf's northeast Wisconsin portfolio based out of Green Bay, WI. Her portfolio consists of 8 properties approximately 350,000 SF of office, industrial, and retail space. Andrea coordinates the management, marketing, and engineering for her portfolio and works closely with Greywolf's brokerage team on lease renewals and new lease proposals. Andrea previously managed property for Greywolf Partners in the Milwaukee area including Class A office buildings and worked as Marketing Manager for the company.

Prior to working at Greywolf Partners, Andrea was a department manager for JCPenney at their Madison East Side location.

Andrea is a licensed salesperson in the State of Wisconsin and a member of Building Owners and Managers Association (BOMA). Andrea received her Bachelor's degree in Marketing from the University of Wisconsin-Milwaukee. Andrea currently lives in Green Bay and enjoys spending time with her twin sons, husband, friends and her dogs.

Jennifer Thomas - Leasing Associate

Jennifer joined Greywolf Partners in 2012 as a Leasing Associate. She is responsible for handling all of the current tenant space needs at International Market Square in Minneapolis, Minnesota.

Jennifer began her career in residential real estate after completing a Bachelor of Arts degree in Communication Studies from the University of Minnesota – Twin Cities. During her first three years in residential real estate, Jennifer was responsible for the leasing and marketing of multi-family properties. She immediately thrived in this role and quickly became recognized by her superiors as a hardworking and dedicated team member. Due to her success, Jennifer was promoted to management prior to transitioning into commercial real estate.

In 2007 Jennifer accepted the Marketing and Leasing Coordinator position at First Industrial Realty and Trust. Through her exposure to a variety of projects and lease transactions, as well as numerous business owners, contractors and brokers in the Minneapolis area, Jennifer was able to build her foundation of real estate expertise. Her experience, coupled with her deep skill set allowed her to be a strong contributor to her team.

Jennifer is a licensed salesperson in the State of Minnesota and is an active member of NAIOP, the Commercial Real Estate Development Association, and the Minnesota Commercial Association of Realtors (MNCAR).

Derek Yentz - Broker Associate

Derek Yentz joined Greywolf Partners, Inc. in 2015 as an associate in the brokerage division. His primary role is to represent the real estate needs of tenants, investors, and developers, maximizing value for his clients with unbiased advice, comprehensive analysis, and extensive market knowledge. Derek works carefully to understand clients' long-term goals and educate his clients on all available options, knowing that each situation, space, and property is unique.

Derek received a Bachelor of Arts degree in Legal Studies and Political Science from the University of Wisconsin-Madison. Additionally, he was a member of the UW Football team that appeared in four straight bowl appearances. He sits on the Board of Directors for Redline, Inc., a local non-profit art education and residency program, and also is on several committees for other non-profits including the Cystic Fibrosis Foundation. In his spare time, Derek enjoys spending time with family and friends, golfing, lake activities, sporting events, and traveling. Derek and his wife currently reside in Wauwatosa.

Heather Gerbensky, COS - Property Manager

Heather Gerbensky joined the Greywolf team in 2015 as a Property Manager and Compliance Coordinator, bringing with her over 20 years of experience in Real Estate and Property Management. Her experience includes student housing, multi-family housing, elderly housing, HUD section 8, Section 42 tax credit and commercial retail and office space. In addition to managing a portfolio of properties for Greywolf, Heather also oversees the compliance monitoring for Greywolf's Section 42 tax credit properties.

Prior to coming to Greywolf, Heather worked for a local developer focused on multi-family and senior housing, focusing on management and compliance of their multi-family portfolio. She was also responsible for policy writing and fair housing training to ensure compliance with the laws and regulations associated with tax credit and multi-family housing.

Heather graduated from the University of Wisconsin-Whitewater with a degree in Political Science, with an emphasis on Business Law and Real Estate. Heather is also a Certified Occupancy Specialist (COS) and also holds the COS Advanced designation. In her free time, Heather enjoys family time with her husband and three sons, camping, cooking, and downhill skiing.

Derek Hausladen - Property Manager

Derek Hausladen joined the Greywolf team in 2015 as a Property Manager. He oversees a variety of office and retail spaces within a portfolio of over 250,000 square feet throughout the state of Wisconsin.

Prior to joining Greywolf, Derek obtained practical experience in customer relations, business methodology, and marketing while working for a retail furniture store. Derek utilizes this experience to ensure tenant concerns are addressed in a timely manner and his buildings are properly maintained to protect the investment and profitability of their owners.

Derek received a Bachelor's of Science in Business Administration with an emphasis on Commercial Real Estate in 2015 from Marquette University. During his undergraduate years he spent time studying European Union Business practices at The University of Antwerp in Belgium and International Business practices in both Beijing and Shanghai, China. In his free time, Derek enjoys spending time with his family and friends, traveling, working on his jeep and watching hockey.

Lisa Storheim - Property Operations Supervisor

Lisa Storheim joined the Greywolf team in October 2014 as a property operations supervisor. In this role, Lisa is responsible for overseeing the day-to-day management and operations of multiple properties located in and around the Milwaukee and Madison area. Her first challenge with Greywolf was the lease up of a new townhome community in Verona Wisconsin. She now supervises the daily activities of 12 market rate and Section 42 properties.

In her 25+ years in Real Estate and Property Management, Lisa has held a number of positions in all aspects of multi-family and senior housing. Her previous employers include the following industry leaders: The Dinerstein Companies, StuartCo and Dominium Property Management.

In her spare time Lisa enjoys spending time with her family and friends.
